How many apartments are there at University Court?
- There are 161 apartments at University court, consisting of 85 two bedrooms, 74 one bedrooms and 2 studios. Please see the variety of floor plans offered under the Floor Plans tab.
How do the apartment sizes compare with UC Davis dorm rooms?
- Dorm rooms at UC Davis are typically about 13’ 8” x 10’ 7” or 148 square feet for double occupancy. University Court Apartments are more than 4 ½ times the size of a typical UC dorm room. At UC Davis, all bathrooms, kitchen facilities (if any) and common areas are shared with the entire building, ranging from 125- 400 students. University Court provides a full bath and kitchen in every apartment. Also, the community features large common areas that are open late for residents to study and utilize the free wireless internet access. Residents will also enjoy the free 24 hour gym access.
Is University Court a student only property?
- No. University Court is open to all qualified applicants. Please refer to the requirements tab for rental criteria. Although much of the demographic at University Court consists of students, our community is welcome to all as we provide equal opportunity housing.
Are pets allowed?
- University Court Apartments is a pet-free community. No visiting pets or housing of any pets is permitted.
Do apartments come furnished?
- Each apartment at University Court features a standard electric stove range, refrigerator, and a countertop microwave. No additional appliances or furniture are provided.
Is there central heat and air inside the apartment?
- Each apartment features a wall unit that controls both heating and air conditioning.
Is University Court a gated community?
- Yes, University Court is a gated community. Each resident is provided with a wireless key tag at move in that provides access to all pedestrian/walk gates and common area amenities. If a resident loses his/her key tag, there is a $7.00 charge for replacement and reprogramming of the tag.
Are there community get-togethers at University Court?
- Yes, the key players responsible for setting up community events are the Resident Relation Coordinators (RRCs). The RRCs are night employees who are the social coordinators responsible to design, organize and market resident events. We usually host one main event each month including de-stress delight nights and ice cream socials which are just a few events that bring residents together for a good time.
What is the noise policy at University Court?
- University Court has a zero tolerance policy when it comes to excessive noise disturbance. Violators will be provided with a verbal warning, followed by a written notice if noise persists. Ultimately if the excessive noise presents a continual problem, the situation may lead to the discontinuation of the tenant’s lease agreement.
If I get locked out of my apartment, how can I get help?
- A resident that is locked out during office hours can stop by the leasing office and borrow a copy of the apartment key to enter. The office staff requests that a valid photo ID is left with the staff until the key is returned. If the lockout occurs after the office closes, please see an after hour Resident Relations Coordinator for assistance.
Is there on-site staff at University Court? What about emergency maintenance?
- Yes, management lives on-site at University Court. University Court also has 24 hour maintenance help available for after hour emergencies.
Is there parking available?
- Yes, parking is $20.00 a month and is sold in blocks of six months or one year at a time. Each vehicle must be registered with the office and have valid registration on file. Tenants who purchase a parking space are provided a gate remote and a valid University Court permit. There is no assigned parking at University Court, leaving you free to select any available space. No guest parking is permitted in the University Court parking lot. Violators will be towed at the expense of the owner.
What lease terms are offered at University Court?
- University Court offers a 12 month lease contract for all qualified residents. After the initial lease term, residents have the option to renew in advance of offering to the public.
Is subleasing allowed?
- No. University Court does not allow residents to sublease any part of the unit to an outside party. A resident can add a roommate to the lease agreement by going through the required approval process.
How can I rent an apartment at University Court?
- It is very easy! First, come by and tour University Court and check out the availability. The leasing office provides tours 7 days a week. Then, once an apartment is selected, reservation paperwork will be completed to hold your apartment. The required reservation deposit is $400, which can be paid in a personal check, money order or cashiers check. Application fees are $15 per person which includes all background screening. Cosigners are welcome to assist with the reservation process and must provide proof of income. All applications are reviewed in compliance with fair housing laws.
If I reserved an apartment and then change my mind, can I cancel and get a refund?
- Yes. An applicant has 72 hours from the time the deposit is left to cancel the reservation for a full refund. Canceling a reservation must be done in person or via the phone with the Community Manager or Assistant Manager only before the end of the work day. No message cancellation will be accepted.
Is University Court affiliated with UC Davis?
- No. University Court is an off campus independent housing option available to all individuals who qualify. Although we are not an affiliate of UC Davis, University Court is a proud community sponsor of many campus events such as Picnic Day, Housing Day Fair, and Transfer Day Fair. Students can access University Court information on the Community Housing Listing; find us in the Davis Housing Guide in stands throughout the campus.
What amenities are available at University Court?
- University Court provides many great amenities that are very useful to our community residents. A stunning architectural entrance greets you when you arrive at University Court where state-of-the art, carefully designed amenities are perfect for today’s students. Amenities include:
- 2 large clubhouses for your enjoyment
- Free wireless high speed DSL in the South building
- Private study corrals
- 2 conference centers; one that features Power-Point capability, and the other with white board accessibility
- 2 swimming pools
- 24hr gym with free weights, weight machines, elliptical machines, and treadmills; cable and internet access in the gym for your convenience
- A hard-wired computer lab with laser printing capability
- A billiards center with a cozy fireplace
- A grand patio with a BBQ area
- Two large laundry centers open 24 hours a day, featuring WEB washers and dryers that are coin operated.
What time do common areas close?
- North and South building common areas close at 10:00pm on Monday-Saturday and close at 6:00pm on Sunday
- Fitness Center and laundry centers are open 24 hours
How far is University Court from the UC Davis campus?
- University Court is less than a mile from the UC Davis campus. A bus shelter that features two popular intercity lines (B and C) is conveniently located outside of the community. University Court is conveniently located at the corner of Sycamore and Russell blvd. Residents can bike to campus, walk to campus, or even drive to campus.
Are there shopping centers and grocery stores near University Court?
- Yes. Across the street from University Court is the University Mall that features a variety of eateries, retail stores and a gas station with ATM accessibility. Safeway and Albertsons are conveniently located within a two mile radius from the property.
How can I pay rent?
- Rent is due on the first of each month. It can be paid with a personal check, money order or certified funds. Residents can drop off their rent payments in either of the two drop boxes onsite. The first drop box is located inside the leasing office and the second box is located on the south patio deck. All rent payments dropped off will be cleared through ACH (Automated Clearing House) and will be seen as a “debited” transaction on your bank summary. Rent can also be paid online as well. Please visit the pay rent online tab, linking you to http://property.onesite.realpage.com/uniteduniversitycourt. All you need to do is follow the instructions on this website and create a user name and password. Shortly after, you will have access to your unit information and proceed with payment online.
Is there a grace period to pay rent and a late fee?
- Yes. University Court allows all residents to pay rent from the 1st to the 3rd of each month. Rent is technically late as of the 2nd of the month. Balance due notices will be issued to all units pending payment on the 2nd day of the month as a reminder notice. All payments received AFTER the 3rd of the month will incur a late fee. Payments with non-sufficient funds (NSF) will incur a NSF fee. No personal check is allowed if your unit pays rent after the 3rd. Late payments must be in cashier’s check or money order.
If I need to find a roommate to split the cost of living, does University Court have a roommate program that can help me?
- Yes. We are one of few apartment communities that offer our potential residents a roommate matching program. We are dedicated to providing assistance within our means to all those who would like to join our community. In doing so, we give each prospect a survey that will help match them with others of similar preferences. Unlike on-campus housing, we provide the opportunity to meet potential roommates in advance. In doing so, our Resident Relations Coordinators host a “Roommate Mixer” This is one of many amenities designed to enhance your lifestyle at University Court.
Does University Court provide free internet and cable inside the apartment?
- University Court common areas feature cable access and internet access for your convenience. Each apartment has a working cable jack and internet capability; that can be connected at the discretion of the resident.
Does management pay for water?
- No. Water, sewer, and trash are consolidated into one bill that management sets up for you at move in. Studio, one-bedroom, and two-bedroom apartments all pay a fix rate for these services. Conservice is the billing company that works with University Court and sends monthly statements to our residents.
Can I barbeque in front of my own apartment?
- No, this would be a violation of the City of Davis Fire and Safety Code. University Court has a beautiful barbeque area with pool side view located in the South building. Residents are more than welcome to use this area to barbeque and to enjoy the company of their friends and family.
Where can I park my bike?
- There are many areas throughout the community that are designated for bike parking. Residents living on the first floor with an enclosed patio are welcome to store their bike inside the area. As always, remember to lock up your bike and store them in the designated areas. Bikes should never block walkways or be locked underneath stairwells as they are hazardous to other community residents and visiting guests.
